BRIEF DETAILS OF THE CARAVAN AND PLOT

The static caravan is in great condition and on a plot with it's own private garden at the back of the site next to the river embankment so is very peaceful and private - ideal for just letting the dogs out for a run next to the river, or just to take chairs up onto the bank to watch the sunset:

Background:
This is our second static caravan on the site and we love the place but unfortunately we have a very 'timid' dog who is reluctant to go out in a 'strange' place - we had hoped that having a static at the rear of the site would help with this (our first one was right at the entrance), but she just won't go out and spends most of the time in the caravan which isn't fair on her or our other 2 dogs who love to go out, hence our very reluctant sale.

ABOUT THE SITE

Chapel Hill Marina & Caravan Park is a family run Park situated against the banks of the River Witham and River Slea, located in the beautiful rural village of Chapel Hill in Lincolnshire (the site doesn't flood!).  Situated in rural countryside nestling on the edge of the Fens, Chapel Hill is a small farming village which still has its own village pub (The Crown Lodge), bowling green and fishing pond.  

The site is privately owned by a farming family and is NOT like a standard static site at all ... more like a village but instead of houses/bungalows you have caravans - each plot has it's very own private garden which is ideal if you have dogs or youngsters. Access to the site is via a barrier (blipers to open/close provided), the roadways are quite randomly laid out so it doesn't feel like a static caravan site at all.  

As well as the usual decking many caravans have porches or conservatories too and can be added to many of those that haven't got them - you also don't have to pay for the site to install these and are free to put in your own as you wish subject to checking with the site owners first to ensure your plans are okay and won't cause problems for others and will also comply with the statutory fire regs etc being followed where required.

There is NO age limit on the caravans so long as they are maintained so you don't have to replace them after X number of years. There is NO commission for buying or selling - NO fees whatsoever are charged by the site owner other than the annual site fee payable in April. The caravans can be occupied continuously* for the 10 months that the site is open each year from 1st April to 31st January (opens for longer on Easter Thursday if this falls in March).  No letting is allowed although other members of your family can also use it even if you aren't there; dogs are permitted so long as you clean up after them.  [* If this is your main home Council Tax would be payable ]. 

Site fees are £1,250 a year (2016-17 paid ) and are due in April each year and include water/waste disposal; electric is paid approx every 6 months and gas bottles are available on site (£50 for 47kg).  There's a local chap who will cut the grass every 2-3 weeks for the princely sum of just £6!

Being next to the river it is ideal for messing about on the water - the site has a launch ramp and moorings are available if you want to leave your boat there permanently.  It's good for cycling and visiting the many and varied towns, villages, historic buildings, beaches near and far, or go for a walk along the river banks, feed the ducks and swans, fishing or just relax in your own garden. 

Towns & facilities nearby:

Smaller towns close by include Tattershall (famous for it's castle) and Coningsby (Battle of Britian Memorial Flight Museum*) with plenty of shops, pubs and other eateries/take-aways. It is within easy reach of the historic market town of Boston (12 miles) where there is a weekly Saturday market and the Lincolnshire Wolds (12 miles).  Further afield are Woodhall Spa (famous for 'The Cinema in the Woods' and its golf courses!), Horncastle (famous for its many antique shops!), the Cathedral City of Lincoln (23 miles), and seaside town of Skegness (35 miles) and the lovely Lincolnshire coastline.  [* As the site is near the airfield/BBMFM they fly around/over the site so you get to see all the wonderful old planes and modern jets going over - they don't fly every day and never overnight so it isn't constant by any means (on the days they do fly it's usually an hour or two in the daytime and occasionally after dusk), so be aware that there is noise but you soon get used to it - we love seeing them go over.]

In summer there's a massive car boot sale/market at Stickney on Saturdays, well worth a visit and where you can buy the usual car boot type stuff and other items from plants, veg, fruit, eggs, meat, household products, tools, furniture ... too much to list!
